Southfield Park Affordable Ownership Housing

Southfield Park is an equal opportunity affordable ownership opportunity located at the intersection of Greene Terrace and Cowell Boulevard, near Playfields Park in South Davis. Southfield Park is a 60-unit condominium project that was built in the early nineties and was the first permanently affordable ownership project in Davis. There are 25 two-bedroom two-bathroom flats (approx. 950 sq. ft.) and 35 three-bedroom three-bathroom townhouse units (approx. 1200 to 1400 sq. ft.) in the complex. Southfield Park has a community pool, private driveways, and landscaping, all managed through its Homeowner’s Association.
In order to preserve these affordable housing units for the long term, the City has attached the following deed restrictions to each property:
- All owning members of the household must remain the owner occupants of the home at all times and must live in the home a minimum of twenty-four months before selling it.
- The sales price of the property is restricted to a 5.5% appreciation per year from its original date of sale, compounded annually.
- The resale of these units is overseen through a city program that matches up affordable units to qualifying households when the owner decides to sell. This program requires 1% of the sales price to be paid to the city or its designee to cover the program costs. NeighborWorks administers the right of first refusal on behalf of the City.
NeighborWorks® HomeOwnership Center Sacramento Region (NeighborWorks), as the administrator of the City of Davis’ Affordable Ownership Housing Program, has 60 days to provide a mortgage-ready and income-qualified buyer to a Southfield Park seller.
