Welcome to the Cassel Lane Affordable Housing Program!

The City of Davis Affordable Housing Program offers an opportunity for income-qualified households to purchase a home locally at below market cost. The Program Interest Form may be the first step to owning your own home at an affordable price.

Cassel Lane Affordable Housing is part of the city’s equal-opportunity affordable program. Located just off of Sycamore Lane in North Davis, five units (comprised of four single family attached two-story units and one single-story detached unit) are currently available for sale. The units include both two and three bedroom units, with square footage ranging from 1180 to 1400 square feet.

To qualify, a household’s gross annual income cannot exceed moderate-income levels for Yolo County, calculated at 120% of area median income. Based on the 2009 state income data, current maximum area median income (AMI) per household size is as follows:

  • 1-person household AMI is $60,950
  • 2-person household AMI is $69,700
  • 3 person household AMI is $78,400
  • 4-person household AMI is $87,100
  • 5-person household AMI is $94,050
  • 6-person household AMI is $101,050

In order to preserve these affordable housing units for the long term, the City has attached the following deed restrictions to each property:

  1. All owning members of the household must remain the owner occupants of the home at all times and must live in the home a minimum of twenty-four months before selling it.
  2. The sales price of the property is restricted to a 3.75% appreciation per year from its original date of sale, compounded annually.
  3. The resale of these units is overseen through a city program that matches up affordable units to qualifying households when the owner decides to sell. This program requires 1% of the sales price to be paid to the city or its designee to cover the program costs.

The prices of the homes are as follows:

  • Two bedroom attached - $225,146 (96% AMI)
  • Three bedroom attached - $260,894 (100% AMI)
  • Three bedroom detached - $293,549 (110% AMI)

Finally, if a home is available to you and you proceed with the purchase, you will be required to sign documents to verify your acknowledgement and agreement to adhere to the unit’s deed restrictions. In addition, you must also attend a Homebuyer Education course.
